This company will not discriminate against any person based on race, sex, religion, age, color, familial status, national origin, or handicap. Plex Property Management requires all minimum requirements to be fulfilled before a lease is approved. If any requirement is lacking, a guarantor or additional security may be necessary. How to Qualify
Employment / Income Verification: On most properties, gross monthly income for all tenants should be at least three times the monthly rent. Verifiable employment history for the past 2 years is required. Self-employed, retired, or non-employed applicants may submit signed tax returns (2 years minimum), W-2s, bank statements (6 months minimum), or pay stubs. Military applicants must provide a current LES.
Residency: Applicants must provide verifiable residence history for at least 3 years, whether renting or owning.
Credit History: A credit report will be obtained for all applicants/guarantors. Accounts past due or delinquent in the past 24 months require explanation. Minimum credit score is 640. Zero credit score may be approved if there are no outstanding balances or collections.
Foreign Students: Must provide I-20 form and/or bank statements.
Criminal / Sex Offense / Terrorist Database: Applicants must pass a criminal background check. Non-violent, non-sex offender felonies may be considered case-by-case. Minor misdemeanors may be approved at management’s discretion. Decisions are based on final criminal report review.
Pets: Policies and deposits vary per property. Standard requirements if pets are allowed: $300 non-refundable pet fee per pet and $50 monthly pet rent per pet.
Reasons for Denial: Applicants may be denied for false, inaccurate, or incomplete applications; poor credit; evictions; judgments; tax liens; unpaid child support; current bankruptcy; felonies within the last 10 years depending on type; criminal convictions involving violence, firearms, illegal drugs, or moral turpitude; sex offenses or terrorist database appearance; current 3-day notices to vacate. Conditional approval may require additional deposit or rent for insufficient verifiable income, broken leases, property damages, slow pays, or minor criminal offenses.
Additional Rules: Maximum 2 people per bedroom, except for newborns under 6 months (upgrade required later). Minimum age to enter a lease is 18 years.
How to Rent One of Our Properties
Step 1: Review the Property – Read the property listing carefully, review our criteria and sample lease via email at info@plexmanagement.com, drive by the property without disturbing current residents, and call 888-909-9718 or email for a showing. All applicants 18+ must tour the property before applying.
Step 2: Submit an Application – Apply online at Available Properties. Required documents include proof of income, copy of photo ID, and a $40 non-refundable application fee. If unable to apply online, email info@plexmanagement.com.
Step 3: Application Processing – Allow 24–48 hours for processing (more during busy seasons). Multiple applications may be received. Selection is based on credit history, rental references, proof of income, pets (if allowed), and move-in date.
Step 4: Approval & Move-In – You will be notified if your application is approved or denied. To secure the property, submit a holding deposit (usually one month’s rent) within 48 hours. Before move-in, set up utilities, provide renter’s insurance (if applicable), sign the lease, submit remaining move-in funds, and pick up keys. A property report will be completed before move-in; no walkthrough is performed unless requested.
